Both of these products are desktop appraisals. Reliance upon public records, MLS listings (current and historical), other online resources, as well as interview and media provided by you are the basis of data used for the development of either the PLA-CMV or PLA-FMV.
We do offer the PLA-CAV (Proprietary Listing Appraisal with an Appraiser Consultation Visit) which includes a Current Market Value with Dan visiting the property, measuring the home, obtaining all requisite data necessary for the appraisal, and looking for conditions that may impede the smooth financing of your home. As any Realtor, when an appraisal is conditioned for any litany of reasons before funding of the loan, the anxiety (lost interest rate lock and the rate went up, contract expires and buyer walks, and “who’s paying for that”) can likely be avoided with this product. It is more expensive, but it also requires much more of my time and expertise. This product starts at $625 locally. Additional costs for mileage and travel may be applicable.
